VANGO DEVELOPMENT SECURES APPROVALS FOR NEW LUXURY RENTAL IN DOWNTOWN RUTHERFORD
Construction to Begin on 118 Park Avenue, Delivering Second Phase of The Parker
RUTHERFORD, NJ – Vango Development has received final approval for a new luxury rental building in Downtown Rutherford, paving the way for construction to begin on what will be the second phase of The Parker in this Bergen County borough.
Located at 118 Park Avenue just two blocks from the Rutherford train station, the contemporary four-story building will deliver 60 luxury apartments and approximately 3,000 square feet of ground-floor retail space to the downtown district bustling with shopping, dining, and business.
Anticipated to come to market in spring 2023, 118 Park Avenue is expected to build on the success of The Parker, the adjacent 52-home rental building that has maintained 100% occupancy since Vango completed it in 2019, reports the developer. The Parker’s 5,000 square feet of retail space will soon be occupied by new tenants including Steven’s Café, a trendy café offering coffee, breakfast, fresh smoothies, and Gelato; Song’E Napule, an Italian Ristorante; and Grano, an American Pizza and Panini shop.

Designed by Minno & Wasko Architects and Planners, 118 Park Avenue will feature a mix of studio, one- and two-bedroom homes. The building will feature its own entrance and elegant lobby and will be connected to The Parker via shared courtyard and private parking garage.
Residents will have full access to the suite of amenities shared with The Parker. Merchandised by prominent interior designer The Childs Dreyfus Group (CDG), these include a state-of-the-art fitness center, co-working lounge, and a Resident Lounge/Club Room with billiards, shuffleboard, and large-screen TVs. The pet-friendly, smoke-free community also provides WiFi in common areas, a Butterfly Smart Phone/Video Intercom system, Amazon Hub system, bike storage and electric car charging stations.
The landscaped courtyard will offer outdoor social spaces designed to foster natural opportunities for residents to meet and interact. The scenic setting will feature lounge seating, fire pits, grills, foosball and ping pong tables, a bar with shade canopy, lighting, and music.
Like The Parker, 118 Park Avenue will occupy the entire width of a city block, with its main entrance on Park Avenue and its rear entrance and private parking garage backing up to the quiet and scenic Chestnut Street.
The building is located two blocks from the Rutherford train station, placing commuters just one rail stop away from Secaucus Junction. New York Penn Station is less than a 30-minute train ride away, and Hoboken is less than 20 minutes away, where transfers to the PATH system are available. Rutherford station is also a bus stop for the NJ Transit #190 bus, which whisks passengers to the Port Authority in about 30 minutes.
Downtown Rutherford is home a diverse mix of restaurants, bakeries, shops and services. The Borough is well known for its tree-lined suburban streets and its collection of attractive housing stock ranging from mid-priced homes to million-dollar Victorians.
In addition to its excellent mass-transit accessibility, Rutherford offers motorists easy access to Route 3 and Route 17, which connects the community to the New Jersey Turnpike, Garden State Parkway, and the Lincoln Tunnel.
