OVERLOOK FLATS IN JERSEY CITY’S JOURNAL SQUARE DEBUTS
OUTDOOR AMENITIES WITH AWE-INSPIRING ROOFTOP POOL
JERSEY CITY, NJ, July 2024 – Jersey City’s Overlook Flats has officially unveiled a full suite of outdoor amenities at the striking 16-story property, including one of the most awe-inspiring rooftop pools in Hudson County’s rental market.
The outdoor recreation and social spaces have been perfectly designed by landscape architect Melillo|Bauer|Carman to create an ideal urban oasis. The rooftop amenity deck, one of Journal Square’s highest, offers a pool with a hot tub, chaise lounges, BBQ areas, game tables, and an indoor lounge with kitchenette, sports simulator, shuffleboard, and lounge seating. A second landscaped rooftop terrace provides firepits and additional picnic areas, as well as a bocce ball court and a pet playground.
Developed by Fantin Companies (Urban Property Developers and Urban Property Managers), Overlook Flats features 297 loft-inspired studio- to three-bedroom homes. The Marketing Directors is the building’s exclusive marketing and leasing agent.
“Our elevated site provides crystal clear views of Manhattan and the Jersey City skyline and allowed us to create an incredible outdoor amenity package for residents to enjoy,” said Igor Fantin, Business Manager at Urban Property Managers, the in-house property management arm of the Fantin companies. “With summer’s arrival and the debut of the pool, visitors can now see firsthand the complete lifestyle offered at Overlook Flats. A comprehensive look at all this building has to offer has played an important role in the leasing success we’ve experienced with summer’s arrival.”
The outdoor amenities complement a substantial offering of indoor amenities at Overlook Flats, highlighted by a spacious lobby with a double-height lounge and sculptural floating staircase, co-working spaces, a children's playroom with a parent's den, yoga studio, and a modern fitness and training center with interactive equipment for on-demand workouts and separate H.I.I.T. studio. Modern conveniences and services include 24-hour concierge, a smart package room and a state-of-the-art, fully automated private parking garage.
Designed by architect Michels & Waldron and interior designer Builders Design, Overlook Flats features apartments with nine-foot ceilings (with penthouses offering 12-foot ceilings), luxurious wide plank vinyl flooring, pre-installed living room fans for optimal comfort, and floor-to-ceiling windows that flood each space with natural light.
Kitchens are equipped with GE stainless steel appliances and designer cabinetry, while lavish bathrooms boast frameless glass shower doors, quartz countertops, and Delta matte black fixtures. Residents are afforded the opportunity to personalize their living spaces on a first-come first-served basis, with a variety of homes offering two different color palettes for their kitchens and bathrooms. Homes located on odd-numbered floors will feature a lighter modern palette, while even-numbered floors feature a darker traditional palette, adding an additional layer of allure to the overall living experience.
Overlook Flats has been designed to achieve LEED-certification from the U.S. Green Building Council, demonstrating the developer’s commitment to sustainability and eco-friendly living. JT Engineering served as the structural engineer, and KEA Engineers as the MEP Engineer.
