NAI James E. Hanson Negotiates Sale of Mixed-Use Development Site in Hackensack, N.J.
Hackensack, N.J. (November 10, 2025) – NAI James E. Hanson, the largest New Jersey-based full-service independent commercial real estate firm, has negotiated the sale of a two-building 12,589-square-foot development site located at 147–153 Hudson Street in Hackensack, N.J., to the Housing Development Corp. of Bergen County. Vice President Anthony J. Cassano represented the buyer and seller in the transaction.
Located steps from the Bergen County Courthouse, the property features 25 on-site parking spaces, 8’ to 10’ ceiling heights, and highly visible office space with prominent street signage. Zoned for a wide range of commercial uses, the buyer, which owns the land adjacent to the property, plans to develop affordable housing units at the site.
“Hackensack continues to see sustained demand from buyers seeking centrally located development sites supported by dense demographics and excellent transportation access,” said Cassano. “147–153 Hudson Street offered a unique combination of visibility, parking, and walkability that made it an ideal acquisition for the buyer’s planned affordable housing expansion.”
With direct access to Routes 4 and 17, Interstate 80, the Garden State Parkway, and the New Jersey Turnpike, the site provides exceptional connectivity across Bergen County and the broader region. Surrounding demographics include more than 571,000 residents within a five-mile radius, with average household incomes exceeding $137,000.
