THE GREYSON WELCOMES FIRST RESIDENTS IN JERSEY CITY’S JOURNAL SQUARE

Occupancy Now Underway at 29-Story Rental Tower as 622 Residences Come to Life

JERSEY CITY, NJ, June 22, 2026 — The Greyson has welcomed its first residents, marking the start of occupancy at the completed 29-story luxury rental building developed by Nasser Freres at 25 Cottage Street in Jersey City’s historic Journal Square.

The milestone brings to life a collection of 622 studio- to three-bedroom residences, complemented by a full suite of hospitality-inspired amenities. Its highly connected location is just moments from the Journal Square PATH station, providing direct access to Manhattan and destinations throughout the region.

Homes are priced from the $2,800s, with limited-time Grand Opening incentives that include up to two months free and immediate occupancy available.

“Welcoming our first residents is an exciting moment for The Greyson,” said Michael Sokoloff, a Partner at Nasser Freres, a New York–based real estate development firm with extensive experience across all asset classes in the U.S. and Europe. “The building is starting to take on a new energy as residents move in and begin experiencing the lifestyle at The Greyson firsthand.”

The Greyson’s appeal was evident early to its first resident, Anna Pappas, who has returned to the New York metropolitan area after spending time in North Carolina. She ultimately selected The Greyson for its new construction, transit access, and views of Manhattan.

“I relocated to North Carolina for two years but would travel back to Manhattan regularly for work,” Ms. Pappas said. “On each trip, I researched different neighborhoods and housing options in Jersey City.”

Ms. Pappas considered properties in McKinley Square and along Jersey City’s Hudson River waterfront, finding that many were either too expensive, outdated, or located too far from mass transit into New York City. Her search repeatedly brought her back to Journal Square, a neighborhood that has seen significant investment in new residential, retail, dining, and cultural offerings.

“Having lived in older properties in Midtown East for 11 years, I knew I wanted a brand-new building,” said Ms. Pappas. “I took a leap of faith at The Greyson, which was under construction at the time of my search, and decided to lease a home without having physically visited. My intuition has been rewarded. The Greyson has provided all the ingredients I wanted – a new construction building, spectacular view of New York City, and easy access to PATH trains into Manhattan. I also needed a specific layout and The Greyson could deliver.”

With both architecture and interior design by NYC-based Handel Architects, The Greyson features a glass serrated-edge façade along Cottage Street that creates bay-window-style projections maximizing light and views toward the waterfront and Manhattan skyline.

Residences feature upscale finishes and appointments, including 9-foot ceilings, full-height windows washing the homes with natural light, in-home GE washer/dryers, and electronic smart locks for convenient access. Chef-inspired kitchens are appointed with a stainless-steel appliance package that includes a French-door refrigerator, electric glass-top range, microwave, and dishwasher with hidden controls, complemented by designer cabinetry, quartz countertops, and tile backsplashes.

The building’s lifestyle amenity package spans multiple full floors and is designed to support connection, wellness, and entertainment. Highlights include a double-height 24/7 attended lobby lounge with baby grand piano, spa with steam, sauna, and relaxation rooms, outdoor kitchens and BBQs, state-of-the-art fitness and yoga studios, co-working and content creation spaces, a speakeasy, bowling alley, children’s playroom, and pet spa with indoor and outdoor play areas. An on-site art gallery will showcase revolving works from local artists, complemented by an art studio that residents can use for their own creative projects.

Crowning the building is the 29th-floor rooftop Sky Deck, with exterior features designed by Melillo Bauer Carman Landscape Architecture, including landscaped outdoor areas with loungers and observation terraces. The showpiece is the highest swimming pool in Jersey City, offering sweeping views across the city and the Manhattan skyline.

“The Greyson has resonated with renters drawn to its well-designed residences and extensive amenity offering, including wellness, entertainment, and social spaces, as well as Jersey City’s highest rooftop pool,” said Jackie Urgo, President of The Marketing Directors. “Its quieter setting just moments from the Journal Square PATH station has also appealed to residents seeking easy access to daily conveniences and a more residential environment.”

Set on Homestead Place, a new pedestrian-only plaza connecting the Journal Square PATH entrance on Pavonia Avenue to Newark Avenue, The Greyson sits within a walkable, evolving neighborhood corridor. Its ground-floor retail will activate the extension with cafés and shops lining a direct, car-free pedestrian path to the transit hub.

The Greyson is set just two blocks off the Square, offering a calm arrival while remaining conveniently close to the neighborhood’s extensive transportation network, anchored by PATH service to lower and midtown Manhattan, as well as Jersey City, Hoboken, and Newark. NJ Transit trains and private buses also serve Journal Square daily, providing easy access to major employment, dining, and recreation centers on both sides of the Hudson River.

Greystar is handling property management for the building.
