ORBITAL KITCHENS SELECTS SOUTHEND LOFTS FOR NEW JERSEY DEBUT OF ITS ALTO FOOD HALL CONCEPT
New Hoboken Dining Destination Will Bring Approximately 15 Restaurant Brands, a Neighborhood Smoothie Café and Technology-Driven Pickup and Delivery to Southend Lofts’ Signature Public Atrium
HOBOKEN, NJ — The Taurasi Group announced today that Orbital Kitchens has signed a lease to bring Alto, the company's new multi-concept food hall brand, to Southend Lofts, the 110-home luxury condominium community located at 38 Jackson Street in Hoboken, marking its first New Jersey location.
Occupying 3,100 square feet, Alto will feature approximately 15 proprietary restaurant concepts spanning a wide range of cuisines, including Thai, modern Chinese, Hawaiian barbecue, Korean fried chicken, tacos, sushi, ramen and sourdough pizza. Designed by EL Design Corp., Alto will also include a smoothie café and indoor seating.
Customers will be able to order through self-service kiosks, the Alto mobile app or third-party delivery platforms, with the flexibility to dine in, take food home or have meals delivered. Alto is expected to open in early 2027.
The Alto space will offer direct access to Southend Lofts' dramatic indoor public atrium, a contemporary interpretation of Milan's Galleria Vittorio Emanuele II. Topped by a translucent PTFE canopy, the naturally illuminated, weather-protected gathering space will support a mix of destination retail and dining, serving residents while creating a year-round gathering place for the broader Hoboken community.
Alto joins a growing collection of retail, dining, wellness and community uses taking shape at Southend Lofts, where interior build-outs are progressing ahead of opening. The lineup includes supermarket Southend Market, Nana's Dim Sum + Dumplings, Under Pressure Espresso Bar, active lifestyle brand and community fitness club City Fitness, and a dedicated Pre-Kindergarten and Early Childhood Education Center for the Hoboken Public School District.
“Alto is exactly the type of forward-thinking operator we envisioned for Southend Lofts," said Gary Mezzatesta, Managing Partner of The Taurasi Group. "From the beginning, we set out to create more than just a collection of storefronts. We are assembling a complementary mix of businesses that enhances everyday life for our residents while creating an inviting neighborhood destination for the broader Hoboken community."
Orbital Kitchens develops and operates an expanding portfolio of proprietary restaurant brands, integrating technology, centralized kitchens and delivery operations to provide customers with greater variety and convenience. Already operating five locations in New York City, the company identified Southend Lofts’ distinctive mixed-use environment as an ideal setting to introduce Alto to the Hoboken market.
“When we visited Southend Lofts, we immediately felt it was a great fit for what we're building with Alto,” said Russell Yam, Co-Founder and COO of Orbital Kitchens. “It's rare to find a mixed-use community centered around a public gathering space like the atrium, and we saw an opportunity to bring something new to Hoboken. Our goal is to give residents and the surrounding community a wide variety of dining options in one place, whether they're dining in, picking up an order or having it delivered.”
Restaurant concepts expected to be featured at the Southend Lofts location include Little Mint, a Thai concept; Lucky Mao, offering modern Chinese takeout; Braddah's Hawaiian BBQ; Glazed Hen, specializing in Korean fried chicken; La Birria de Res, a birria taco concept; Naka Sushi; and Starter's Pizza, a new individual-sized sourdough pizza brand.
Southend Lofts, where sales have surpassed the 50% sold milestone and homeowners are now living in the community, reimagines a storied industrial property—once home to the Davis Baking Powder and My-T-Fine Pudding factory—into a vibrant residential destination. Designed by Nastasi Architects, the five-story historic structure has been meticulously restored and expanded with newly constructed wings rising up to nine stories that span a full city block. The cohesive architectural vision blends industrial heritage with contemporary design, with oversized windows, soaring ceilings and exposed columns preserved as integral elements of the residential experience.
The property features a mix of oversized one- to five-bedroom floorplans, many with generously proportioned private outdoor spaces and skyline views. Penthouses crown the building with four- and five-bedroom duplex layouts, large terraces, striking Manhattan vistas and outdoor kitchens designed for entertaining. Pricing ranges from $875,000 to nearly $5 million, with immediate occupancy available. Brown Harris Stevens Development Marketing NJ is the property's exclusive sales and marketing agent.
Interiors by D&G Interiors + Design layer modern sophistication over the building’s authentic loft-style character, with elevated finishes throughout. Residences offer expansive layouts with virtually no two floorplans alike, ceilings reaching up to 15 feet, and private balconies or terraces with sweeping views of the Manhattan skyline and Hoboken streetscape.
Residents enjoy 20,000 square feet of indoor and outdoor amenities, including The Overlook, an expansive eighth-floor rooftop terrace anchored by a 40-foot swimming pool, green lawns, shaded dining and lounge areas, communal gathering spaces for year-round enjoyment, and panoramic views stretching from Midtown to Lower Manhattan. Additional offerings include a fully attended lobby, state-of-the-art fitness center, open-air coworking lounge, virtual suite with multi-sport simulator and golf capability, an epicurean children’s playroom, on-site enclosed parking garage available for an additional fee, and a pet spa.
Southend Lofts is located directly across from the recently completed Southwest Resiliency Park, an innovative public space featuring six pickleball courts, a full basketball court, playground, picnic tables, splash pad, swings, shade structures, restrooms and a social plaza.
Residents also benefit from Hoboken’s active streetscape lined with local shops, restaurants and cafés, multiple parks, and the vibrant Hudson River waterfront. Convenient access to Manhattan and the broader region is available through ferry and PATH service, as well as nearby roadways including the Holland Tunnel and New Jersey Turnpike.
