KUSHNER BREAKS GROUND ON 55+ LUXURY RENTAL BUILDING IN FAIR LAWN, NJ


New Four-Story Development to Deliver 307 Residences and Upscale Amenities To Pollitt Drive Just West of Historic Radburn Neighborhood

FAIR LAWN, NJ, June 1st, 2022 –  Fair Lawn, NJ municipal officials joined principals of Kushner yesterday (Wednesday, June 1st, 2022) for a groundbreaking ceremony signifying the start of construction on a new development that will bring 307 luxury rental residences for those 55 and older to the Bergen County borough.

The new four-story building will rise on a site located at 19-00 Pollitt Drive that is currently home to a vacant office building.  The existing structure will be razed and the property repositioned to accommodate the new building which will feature a mix of well-appointed one- and two-bedroom apartments and a full suite of resort-like indoor and outdoor amenities.  The development will also include 46 apartments dedicated to age restricted affordable housing.

“This development will transform an underutilized property into a high-end residential offering that will provide a new level of luxury in this area while filling a critical need in Fair Lawn,” said Michael Sommer, Executive Vice President – Development and Construction at Kushner.  “We worked closely with Mayor Peluso, the Borough Council and the Planning Board on a shared vision to create more housing opportunities in town for active adults.  We appreciate their support and guidance and are delighted to break ground today on what will be an important community asset for years to come.”

Expected to be completed in the second quarter of 2025, the project aligns with the borough’s efforts to redevelop properties in and around the nearby historic Radburn neighborhood. 

“It’s great to see that Fair Lawn has attracted a very prominent and experienced developer and the type of development we know could be in very high demand for years to come,” said Joseph Mele, Vice Chairman of the Fair Lawn Planning Board.  “What’s fulfilling in my world is a project that brings something to the community that makes a lot of sense, that fits, and that brings a little bit of a different dynamic to town as well.  I get very excited on the Planning Board when I see types of applications that bring this forth, and this one is certainly a positive and hits the mark in that regard.”

A thoughtfully designed suite of amenities will enhance residents’ quality of life and encourage interaction and wellness.  A sprawling amenity area will feature a state-of-the-art fitness center with fitness on demand, a yoga studio, spa room, sauna, steam room, hair styling station, manicure station, massage room, clubroom, multi-purpose room, game room, conference room, movie room, library, and a pet spa.  Two landscaped courtyards will include a swimming pool with pergolas, a putting green, bocce court, fire pit and grilling stations.

The new community is ideally located for those seeking quick access to the entertainment, dining and shopping centers in northern New Jersey and commuters traveling into New York City.  The building is just minutes from both Route 208 and the Radburn New Jersey Transit Train Station with service into Hoboken Terminal or New York’s Penn Station.  Nearby attractions and conveniences include the Fair Lawn Promenade, less than one mile from the building, a CVS, Shop Rite of River Road and more.
