SHOREWOOD REAL ESTATE GROUP LAUNCHES LEASING AT THE BALLANTINE ON FORMER BREWERY SITE IN NEWARK’S IRONBOUND

New Mixed-Use Development Brings 280 Luxury Residences and Retail Space To One of Newark’s Most Storied Locations
NEWARK, NJ – Leasing has officially launched for The Ballantine, a brand-new luxury rental building located on the iconic Ballantine Brewery site in Newark’s culturally rich Ironbound neighborhood.
Developed by Shorewood in partnership with Bridge Investment Group, the striking new building features a collection of 280 studio to two-bedroom residences, modern amenities, and 2,600 square feet of retail space. Monthly rents for the homes start from the $2,000’s with grand opening incentives that include up to two months free. Initial occupancy is scheduled for April. The Marketing Directors is the exclusive marketing and leasing agent.
The Ballantine was celebrated earlier this year when Newark officials and the developers joined for a ceremonial ribbon cutting ceremony held in the building’s magnificent lobby. The property was hailed for transforming a historic site once home to one of America’s oldest beer brands into a new community that will deliver new energy to the Ironbound neighborhood.
“The Ballantine marks an important chapter in Newark’s growth, thoughtfully integrating the site’s historic significance with a modern vision for the Ironbound’s northern edge,” said Larry Davis, CEO of Shorewood Real Estate Group. “As our inaugural project in Newark, we saw an opportunity to revitalize a once-prominent, but underutilized property into an extension of the neighborhood, providing residents with a contemporary living experience rooted in local character. The Ballantine is one of the most anticipated new residential openings in the Ironbound in recent memory. We’re excited to officially open its doors to the public.”
Situated at 80 Freeman Street, The Ballantine offers convenient access to Newark Penn Station, with service to New York City, and is just half a mile from Riverbank Park to the north and the Ironbound’s cultural hub to the west.
Sophisticated Residences and Amenities
Designed by Minno & Wasko Architects, with landscaping by Melillo Bauer Carman, The Ballantine features thoughtfully designed homes with premium finishes such as 9-foot ceilings, luxury plank flooring, custom closets, in-home washer and dryers, and smart lock systems. Kitchens come equipped with stainless steel appliances, Silestone countertops, full-height tiled backsplashes, and soft-close cabinetry. Bathrooms feature porcelain tile floors, Silestone vanity countertops, and full-height ceramic tiled walls. Select residences also offer private patios or terraces.
Amenities are designed to enhance residents' lifestyles, including concierge services, a rooftop deck with lounge areas, and courtyard with BBQs and dining spaces. Additional highlights include a fitness center, yoga studio, game room with multi-sport simulator, co-working areas, a resident lounge, pet spa, bike storage, onsite parking with EV charging stations and shuttle service to Newark Penn Station.
The Ironbound: Newark’s Culinary and Cultural Heart
The Ballantine’s Ironbound location immerses residents in one of Newark’s most vibrant cultural and culinary destinations. The neighborhood’s lively streets are lined with Portuguese, Brazilian, and Spanish restaurants and bakeries, many of them located on or around Ferry Street. Beyond its renowned food scene, the Ironbound boasts local parks, boutique shops, and a strong sense of community. Convenient access to Newark Penn Station, major highways, and Newark Liberty International Airport ensures seamless connectivity to the broader New York metropolitan area and beyond, making it an ideal choice for contemporary urban living.
“Newark’s Ironbound is known for its vitality, diversity, and distinct character,” said Jacqueline Urgo, President of The Marketing Directors, the property’s exclusive marketing and leasing agent. “The Ballantine adds a fresh dimension to this unique neighborhood, offering modern living options that align with its dynamic appeal.”
From Brewery to Modern Living at The Ballantine
The Ballantine Brewery, founded in 1840, was a cornerstone of Newark’s industrial history and is one of America’s oldest beer brands. P. Ballantine & Sons produced millions of barrels annually, becoming a major economic driver for the city and employing thousands until the brewery ceased operations more than half a century ago. The Ballantine family’s 1885 urban mansion, a symbol of the company’s legacy, has been restored and reopened to the public as part of the Newark Museum of Art, while a former four-story building that was part of the brewery site and adjacent parking lot were razed and redeveloped by Shorewood Real Estate Group for a modern, new use.
Shorewood obtained the rights to use the Ballantine name, now owned by Pabst Blue Ribbon, for the building's branding and incorporated thoughtful tributes to the brewery’s history throughout the property. Curated artwork and design elements in the amenity spaces reflect the site’s industrial heritage while embracing modern aesthetics.
